As a Senior Real Estate Specialist (SRES®), I understand that downsizing can feel overwhelming. But with the right approach, it can be a smooth and empowering process. Whether you’re looking for a cozier home or simplifying your lifestyle, these 10 practical tips will set you on the right path.


1. Start Early

Downsizing takes time, so don’t wait! Start the process at least 2–3 months before your move. A head start means less stress and more thoughtful decisions.


2. Make a Plan

Break the process into manageable steps and write it all down. A clear, detailed plan reduces anxiety and keeps you on track.

3. Set a Timeline

Include a timeline in your plan to prioritize tasks and stay organized. A local move might need a shorter timeframe, while a long-distance relocation may require more prep time.


4. Use Your New Floor Plan

Grab a floor plan—rough or detailed—of your future home. It’s a valuable tool for deciding what fits and where each piece will go. Measure furniture to ensure it'll fit. If it won't, sell or donate it.


5. Think “Less”

A simple way to start decluttering is to focus on items you use less:

  • Less used: Things you rarely touch.

  • Less valuable: Items with little financial or sentimental worth.

  • Less emotional: Things that no longer carry strong personal meaning.


6. Ditch the Duplicates

You probably don’t need five spatulas or three sets of measuring cups. Let go of duplicates to make space for what truly matters.

7. Apply the One-Year Rule

If you haven’t used it or even looked at it in the past year, it’s probably time to let it go. When in doubt, throw it out!


8. Create “Yes” and “No” Piles

Use different-colored sticky notes to sort items into “Yes” and “No” groups. Be decisive—this makes the sorting process faster and easier to manage.


9. Donate or Discard

For your “No” items, consider which can be donated to a good cause and which need to be discarded responsibly. Many charities are happy to take gently used items off your hands. Some will even come to your home to pick them up!


10. Get Help

Friends and family can lend a hand—and a fresh perspective! Their support can make tough decisions easier and the process more enjoyable.
